‘YOO Hub Trivandrum By HiLITE’: Technopark, HiLITE Group Sign MoU
Thiruvananthapuram: In a significant move for Kerala’s burgeoning digital economy, Technopark and the HiLITE Group have formally entered into a strategic partnership to develop ‘YOO Hub Trivandrum by HiLITE’. The project, a 515,000-square-foot branded IT Park, represents a major milestone as the world’s first-ever IT Park initiative by the internationally acclaimed design brand, YOO.
The Memorandum of Understanding (MoU) was officially exchanged at the Technopark Phase III campus by Sandip Kumar, IAS, CEO of Technopark, and Ajil Muhammed, CEO of HiLITE Group. The ceremony took place in the presence of Seeram Sambasiva Rao, IAS, Special Secretary for the Department of Electronics & IT, Government of Kerala, alongside senior government and Technopark officials.
Developed in collaboration with YOO—the global design-led real estate brand co-founded by property entrepreneur John Hitchcox and celebrated designer Philippe Starck—this project marks a shift towards lifestyle-oriented workspace. While YOO is traditionally known for its high-end residential and hotel developments across six continents, ‘YOO Hub Trivandrum’ will be its inaugural foray into the branded IT sector.

The 16-storey structure, which includes a ground floor and basement, is designed to set a new global benchmark for quality and vision within IT ecosystems. The project is expected to create approximately 4,000 direct IT jobs upon its completion, which is slated for within the next three years.
For the Kozhikode-based HiLITE Group, this venture signifies its first major IT park initiative in the state capital. Founded in 1996 by P. Sulaiman, the group has spent three decades transforming Kerala’s urban landscape, having pioneered “mall culture” in the state.
“The project aligns with HiLITE Group’s ambitious vision to develop 50 million sq. ft. across Kerala by 2030 and further strengthens Thiruvananthapuram’s position as a preferred destination for next-generation IT investments,” said a statement. This expansion is already well underway; the group recently secured a mandate from the World Trade Centers Association (WTCA) to establish WTC Kozhikode. That project, valued at $680 million, is set to be one of the largest World Trade Centers globally, spanning 12.5 million square feet.

The addition of YOO Hub to the Technopark Phase III campus reinforces Thiruvananthapuram’s status as a preferred destination for next-generation technology investments. Technopark, India’s first IT park, continues to leverage its collaborative ecosystem to attract multinational corporations and foster a “walk-to-work” culture.
The announcement comes at a time of robust growth for the HiLITE Group. Celebrating its 30th anniversary in February 2026, the company recently garnered headlines by gifting 47 luxury cars to long-standing employees, a gesture reflecting its commitment to its 10,000-strong workforce and its optimistic outlook on the future of Kerala’s infrastructure.
